LINENE WOODS HOMEOWNERS ASSOCIATION
ANNUAL MEETING
January 26, 2017
Pursuant to notice duly given and a quorum being present (including proxies), the annual meeting of the Linene Woods Homeowners Association was held on January 26, 2017 at the FSU Credit Union, 3206 Sharer Road, Tallahassee.
CALL TO ORDER
The meeting was called to order by President Jim Mann at 7 p.m.
SECRETARY’S REPORT
The minutes of the 2016 Linene Woods Homeowners Association annual meeting had been previously distributed via email, letter and posted on the LWHA web site. The minutes were accepted as presented.
TREASURER’S REPORT
Treasurer Bill Needham presented the 2016 report of expenses (the report had previously been distributed via email and letter). The 2016 expenses of $ 17,064.88 were under budget overall, although the maintenance category was over due to increased cleanup after the hurricane and expenses for repair, replacement and testing of two back flow units. Cash on hand as of Dec. 31, 2016 totalled $6,403.78, plus a contingency account balance of $15,363.05. The treasurer’s report was accepted. (Of the cash balance in the checking account, $3000 will be transferred to the contingency account.)
REPORTS
Kris Shields reported on the neighborhood lending library at 3204 Rutland Loop. It is being well used, especially by children. She keeps rotating books using those that have been donated and she invited everyone to bring books by.
Kim Pisano said that a “Spring Fling” is being planned for April 2, with April 9 as an alternative. She is also considering some fall get-togethers.
Jim recognized new residents who were attending for the first time.
Jim reminded homeowners about WastePro guidelines for non-standard items. The suggestion was made from the floor that since it may be difficult to reach WastePro by phone, their web site seems to be a good way to communicate with them.
Jim reported on the erosion problem at the Ridgeland barrier. The County is aware of this and will be working to correct it.
Jim said that in 2017 board meetings will be held at least three times and homeowners will have notice in case they wish to attend.
Jim expressed appreciation to those who have helped him with the administration of the Association, including the Board members, Charlie Hofacker webmaster, the ACC members and those who helped with island watering.
PROPOSED BUDGET FOR 2017
Treasurer Bill Needham presented the proposed 2017 budget of $17,600, based on $165 per lot income. (The board had previously voted to reduce the annual fee in view of the strong financial condition of the Association.) Proposed expenses were decreased for utilities and miscellaneous. Overall anticipated expenses are slightly decreased from the the prior year. A motion was made, seconded and approved to accept the budget as presented.
ELECTION OF OFFICERS
Jim presented the proposed board members for 2017. Agreeing to serve are: Jim Mann, president, Bill Needham, secretary-treasurer, Linda Stalvey, Martin Balinsky, Clay Culpepper, Claire Mazur and Steve Koelbel . It was moved, seconded and approved to accept the proposed board.
During open forum, one homeowner expressed concern about placement of street lights near the Dartmoor /Rutland Loop intersection. This matter has been looked into during the past year and nearby neighbors contacted for their views. Jim said that if further investigation is needed, the City may be contacted for their recommendations.
Concerns were expressed about several properties where the yard or structure needs attention, and condition of the roads and cleaning of them. Homeowners will be contacted as appropriate.
With no further business, it was moved, seconded and approved to adjourn the meeting at 7:45 p.m.
