Notice: 2012 Annual Meeting on January 26 If you are unable to attend the meeting, please consider mailing (or emailing) a proxy. Sending a proxy will help ensure that a quorum will be present. Bill Needham will be accepting annual dues checks at the Jan 26 meeting. Please make your check ($200 per lot) payable to the LWHA. Road assessment to be due in 2012.
According to information received from the County, the road assessment has been delayed until fall 2012. The exact amount for each homeowner is not yet known but will be communicated to all homeowners as soon as it is available. If you sell your property in the meantime, you are obligated to disclose to the buyer about the road assessment. If you need a detailed explanation, contact Bill Needham (billn32312@yahoo.com).
E-Mail Request Road Project Update (Updated November 30, 2010; see also the minutes from the 2011 annual meeting) PAVING : The first layer of paving has been put down on most of the road surfaces and the contractor was told that the smooth riding is greatly appreciated. A final topping will be put down nearer the end of the project. Current drainage grates will remain at their current levels but the paving will be sloped to provide water flow and a gentle dip rather than a “bump.” Other utility access outlets will be raised flush with the final paved surface. Roots under the road bed have been removed and should not press up through the pavement. SWALES: A decision is to be made on whether to pave the side swales. If the swales are paved, there will for awhile be a slight difference in appearance because of the different way the paving must be applied to swales. The contractor will prepare a more detailed cost estimate of paving the swales and will also show offsetting cost savings from less work that must be done on Rutland Loop. The LWHA board should have this information before the end of the year so that a decision can be made on whether or not to have the swales repaved. Paving the swales at driveways will be done as much as possible to tie in to existing drives to minimize a bump. However, any currently broken paving of the driveway itself will be the responsibility of the homeowner. Joe Brown said that if swales are not repaved, then weathering will eventually make the road surface and swales to have a similar appearance. BARRICADE: The design of the Ridgeland barricade has not been completed and the County invited the LWHA input. Discussions with an arborist have been held but no final decision has been made on if any planting will be included in the barrier. See also: the Road Project page. If you see a street light out, please feel free to report it directly to the city. Just call 891-4968 and give the street address nearest the light that is not working. This could be "to the right or left" of the address or the address "across from" the light. Please ask the city rep for a work order number. If you pass this number along to Jim Mann, head of the Maintenance Committee, he will follow up and make sure the problem is corrected. This usually takes 2-5 work days. Do you have hazardous waste in your house? Leon County has a place to take it, out on Apalachee Parkway. Go to Hazardous Waste Center to learn more about it.
